  • I own a house but I don't want to rent it for a long period, what can I do?

    When you own an apartment but you don't want to rent it with long-term rentals, we recommend evaluating short-term rentals or short-term leases or medium-term (temporary use rentals) which are also managed by the Co-Host Now agency

  • What is the difference between short-term and medium-term rentals?

    Short-term rentals or tourist rentals are rentals that start from a minimum of 2 nights to a maximum of 29 nights per year per guest.

    Medium-term rentals are those periods that start from 30 nights to a maximum of one year.

    The difference is that in the first case, a short-term rental contract is registered but without registration with the AdE, while in the second case the contract must be registered with the AdE.

  • What do you have to do to open a tourist rental?

    Currently, to open a Tourist Rental you need to contact your local municipality by sending a specially filled out form.

    For the Municipality of Rome, simply access the Municipality Portal via SPID or CIE-SUAR Desk, while for homes in the province or in smaller municipalities, you need to access the "Impresa in un Giorno" portal with your SPID and follow the required procedure. The cost of opening a business in the municipalities for a Tourist Rental is set at €50 per practice.

  • What documents are needed to open a Tourist Rental?

    SPID, PEC, deed of ownership of the house, identity document and health card of the owner.


  • What are the steps to take to be completely in compliance?

    First of all, obtain authorization from the Municipality of belonging (to obtain the municipal code and to pay the tourist tax), then make the communications to the Region (to obtain the CIR and registration to Ross1000), registration to the Ministry of Tourism to obtain the CIN and no less important registration to the "Portale Alloggiati" (Police Headquarters)


  • Are all these steps mandatory?

    Yes, absolutely, and for each reservation you must make sure to make all the communications to the various bodies.

  • I opened a Tourist Rental but I no longer have time to manage this activity. What type of management do you propose?

    The Co-Host Now Agency manages the structures differently depending on the needs of the owner. First of all, the Co-Host Now agency is an online booking platform and publishes the ads of all partner properties, from here we can diversify the packages

    - ONLINE BOOKING (bookings only)

    - SOS ASSISTANT (on-call services)

    - FREE OWNER (complete management with a percentage)


  • What does the Online Booking service include?

    This package includes the publication of the property on our portal and the simultaneous management of all the platforms on which the property is published (Booking, Airbnb, VRBO etc). This package is usually applied to those who are not familiar with computers, perhaps do not know the languages ​​​​with which it is polite to respond to guests or simply do not want to keep up with the various notifications.

    The service ends when the guest arrives at the property.


  • What does the SOS Assistant service include?

    This package includes a detailed list of paid services such as:

    - standard or night check-in,

    - check-out,

    - 20-hour guest assistance,

    - registration of documents and ISTAT

    and all those procedures that must be followed to avoid incurring fines during checks.


  • What does the Free Owner service include?

    This package includes complete management: the owner will always have a close eye on the performance of his property, while the Co-Host Now staff will take care of everything else from advertising to check-in, from assistance during the stay to reviews and all the bureaucratic formalities

  • So with complete management will I receive a fixed monthly salary?

    No. The Free Owner package provides that the property's advertisement and accounting remain with the owner, so while the owner will receive all booking proceeds on his current account, our agency will request a percentage of the net amount received the following month with a regular invoice.

  • So you don't provide a fixed rent?

    Yes, but only for certain facilities, after a careful market evaluation.

  • Do you also take care of cleaning and linen?

    Not directly. We have cleaning companies that collaborate with us for services at the facilities. This partnership is convenient for us to have all under control between bookings and interventions, but above all to the owner who does not have to have a third party supplier to deal with.

General Contractual FAQ

  • How long does a service contract with your agency last?

    Our contract lasts one year, with the possibility of withdrawal after 2 months, subject to payment of all bookings acquired (even after the end of the relationship)


  • How much is your percentage?

    Depending on the package chosen, it is generally from a minimum of 15% to a maximum of 25% in addition to optional additional services.

    Please note that the percentage indicated is calculated net of platform commissions and the applied tax.

  • Is check-in performed in person?

    Absolutely yes, in addition to the importance of checking guests' documents, guests appreciate meeting someone who speaks to them, who answers their questions in person and makes them feel at home.

  • Regarding the cleaning service through your partners, what does it include and how much does it cost?

    The companies that work with us are professional companies in the sector, they carry out standard cleaning of the accommodation at each check-out ready for any last minute. They provide quality sheets and towels (body, face, bidet). Our check-in assistants do a check before check-in to avoid unpleasant reviews. The cost of this service depends on the type of house, especially the size and number of beds.

  • So who takes care of changing the bedspreads, sofa covers and all those textiles that are not included in the cleaning service?

    Us. One of the optional additional services is the Laundry service made specifically for all those textiles such as curtains, pillows, mattress covers etc that guests regularly stain and that it is absolutely not decent to leave stained.
